Multifamily Development Civil & Stormwater Design

Civil construction plans and stormwater design for the full buildout of an 80-unit condominium development, adjacent to downtown Lynden. Altogether, this development will create 210,000 square feet of impervious surfaces, and the Stormwater design incorporates a “Kraken” Stormwater treatment filtration system by BioClean, to provide stormwater treatment for all stormwater runoff.

The design for developing this site was a unique challenge, as the entire site consisted of peat soils that first had to be excavated and removed, and replaced with structural fill suitable for development. This cut / fill / and grade process had to occur during the dry summer time, and we couldn’t have asked for a dryer summer than August 2021, which set records for the driest August in a long time!

So far this project has set records for Axe Engineering as this is by far our largest project in Lynden to date, and even so it also has the distinction of being our fastest project through the stormwater review process, receiving stormwater approval 5 ½ weeks after first plan submittal. This is because this project was the first of two trial projects through a new stormwater review process being implemented in Lynden, to bring on additional capacity for stormwater review.

We are excited about these accomplishments and for construction to now be able to commence faster than anticipated! We will be sure to update this page with pictures as construction proceeds, so check back often for updates!
