Site Feasibility & Due Diligence

Acquisition windows are short, and the civil questions that decide whether a site pencils rarely get answered before the money is committed. AXE returns a written feasibility memo within five business days for a flat $500 — stormwater outlook, critical-areas flag, and the likely jurisdictional path — so the engineering risk is on paper before the LOI, not after closing. If we miss the five-day window, the fee is refunded.

Deliverables

What we design & deliver.

  • Written feasibility memo within five business days
  • Stormwater outlook for the parcel
  • Critical-areas flag
  • Likely jurisdictional and permitting path
  • A deliverable you can take to a pro forma or an LOI
  • Flat $500, refunded if the five-day window is missed
Highlight

Who this is for

Buyers, developers, builders, and land brokers deciding whether a parcel is worth committing to. It is deliberately not a full civil scope — it is the read you want before you spend one.

Highlight

What it is not

This is a civil engineering opinion, not a legal, title, survey, environmental, or geotechnical review. It does not guarantee an approval, a permit outcome, or a jurisdiction timeline. Those decisions belong to the reviewing agency, and any site can still surprise you once studies are ordered.

Highlight

Where it goes next

If the site works, the memo becomes the starting point for the full civil and stormwater scope rather than throwaway work. If it does not, you have found that out for $500 instead of after closing.
